of your house can save you hundreds of dollars. Besides sprucing up your property for presentation, you may want to take a
closer look and I do mean a closer look for an unwanted enemy, namely the termite. Having inspected hundreds of homes prior
to the sale, I have found that most problems that show up when the termite inspection is performed are preventable.
Let us first examine the reason for the inspection. Most lending institutions
will require that a termite inspection be performed before you can close on the house. A pest control company who is licensed
by the State of Texas is then secured to perform this service. It is the technician’s intent to uncover any visible
evidence of the presence of termites. The technician does not certify the absolute absence of termites because he/she has
no way of viewing the interior of the walls. These small but persistent creatures need only 1/32 of an inch to enter so they
may be undetected at the time of inspection.

termites are present. If your home has a crawl space, the technician will crawl under the entire structure and look for visible
mud tubes that termites create to gain access to the structure.
Upon completion of a thorough inspection of the interior, the pest control operator will perform a visual inspection
to the exterior. He/she will be looking for any conducive conditions that may be present. This may include dirt (grade) over
the slab line, wood to earth contact (which may be fence adjoined to structure) or it may be just wood siding in contact with
the ground, anything that may invite termites to the structure. Correction of some of these problems can be attained for little
or no money. Let’s take the dirt over slab problem, as this is probably the one that gets tagged the most. Walk around
your house and make sure all of the slab line is visible and if it is not, reduce those areas with a shovel and you will find
that this will eliminate a conducive condition remark on your report.
Don’t try to paint over old termite damage. Pest control technicians are trained to watch for this. If old
damage is present it is best to tell the technician about it and when it was treated. This will help the technician with his/her
evaluation of your property. If you are a potential buyer, try to be present for the inspection. Not only will it help you
to understand the report but will give you the opportunity to ask any questions that may arise. The best way to uncover any
problems is to call a professional pest control operator prior to buying or selling and ask for a pre-inspection of the premises.
